What is the process of renting a student property with PC?
1. Contact the PC Properties team to book a viewing after browsing the site's property listing.
2. It's important to note that we can't accept mixed groups of students and non-students. All tenants must be full time students.
3. Attend the property viewing to see how the location and property fit your needs
Do ensure the rent and cost of utilities, including gas, electric, water & T.V licence are within your budget.
4. To reserve the property, we will provide a holding deposit agreement for each tenant to sign. This sets out the conditions of the holding deposit agreement. and states when the finalised tenancy agreement must be signed by
The holding deposit is £90.00 per tenant
On completion of signing the tenancy agreement, the holding deposit will be put towards the first months rent.
5. Once we have received your holding deposits, we then provide all the relevant information and a copy of the draft tenancy agreement.
We encourage you to show the draft tenancy agreement to your parents and also to your University. At this stage, we ask you to complete a simple Tenant Application Form and provide relevant contact details. In compliance with Government legislation right to rent checks, we also ask you to provide proof of I.D, namely your passport and your University details.
4. Once you have looked over the contract and we have answered any questions you may have, and we have received your tenant application forms and proof of i.d, , we will then send out the finalised tenancy agreement for your e-signatures by Docusign^
*Please note that due to new Government legislation relating to the Renters Rights Act 2025, we can't formally complete the tenancy agreement in excess of 6 months from the start of the tenancy. If the tenancy agreement was to be signed in excess of 6 months from the start date of the tenancy agreement, then we would not be able to legally seek possession of the property in readiness for the next new group of student tenants.
The possession notice we are required to serve in accordance with Government legislation is called Section 8; Ground 4A Notice of Possession (form 3A)
Refundable deposits are not due for payment until the start date of the tenancy.
*Around March/April, we contact all tenants to provide our bank details for payment of rent, which can be made by either standing order or direct bank transfer. We also provide flexibility regarding rent payments. It’s at this same point, we ask you to provide preferred rent payment dates. Although the tenancy agreement states rent payments are to be paid monthly, most students opt to pay in-line with student finance. In which case, we would you to pay the first months rent as a minimum on the start date of the tenancy.
5. We provide the keys and welcome pack, usually on the 1st of July. (E-mails are sent to all tenants prior to the start of the advance with details concerning key collection)

How much experience do PC Properties have as student landlords?
We have been a student landlord in the Sheffield area for over 25 years, and we’ve pretty much seen it all. We always aim to be as supportive as possible to our tenants and make sure to pay attention to any comments. This is so we can provide a consistently enjoyable student living experience.
Why should you trust PC Properties?
We’ve also been on the winning end of several awards over the years. Some of the most recent accolades include the Maintenance Award and the Private Landlord of the Year Award in 2019. We also understand how important it is to be able to trust a student landlord. Being a family run agency, we truly care about our properties and our reviews reflect this.

What if there is a problem when you’re living in the property?
We pride ourselves on having well-maintained properties in the first place, but problems can unfortunately still arise. That’s why our landlord service aims to fix any issue you might have in your new home quickly and efficiently. It can be incredibly frustrating waiting weeks on end for a solution, whether that be for a leaky tap or a boiler issue, so we like to get things back to stress free as soon as possible.
What is the wifi like?
Wifi is provided free of charge on all of our properties. We use a managed broadband service from our service provider Plusnet and a local IT company in Sheffield called PorterIT Ltd to service the connection. They aim to resolve any issues within 24 hours and truly give us and our tenants a stellar support service.
