Are the apartments / flats furnished?

Yes, all our apartments and flats include basic furniture usually comprising of sofas and dining table to the lounge, and bed, wardrobe and chest of drawers to the bedrooms. The kitchen includes cooking hob & oven, microwave, fridge/freezer, washing machine/dryer. Some apartments also include a dishwasher. Although we cannot remove any furniture which forms part of the Landlord's inventory, please note that with our permission, we do allow tenants to add their own furniture, space permitting, and providing that any such furniture is compliant with fire regulations where relevant.

Are children or pets allowed?

Regretfully, the facilities of our professional apartments are not suitable for children or pets.

What is the procedure for viewing a property?

Telephone our office on 0114-267-6177, visit our office, or email on info@pcproperties.co.uk. If the property is still tenanted, please bare in mind that we like to give our tenants 24 hours notice of any viewing. All viewings are accompanied by a PC Properties member of staff who will meet you at the property or alternatively you can meet at our office and we will arrange transport. During your visit to the property, please feel free to ask the current tenants any relevant questions, e.g. how much are your utility bills, what is the neighbourhood like, what are the managing agents like, do they respond quickly to problems etc.

We have viewed the property and would like to take it - what's the next step?

We will send you a draft copy of the tenancy agreement to read through, together with a Tenant Application Form.

We must emphasise that you are about to enter in to a legally binding contract, and therefore before you sign any tenancy agreement, we strongly recommend that you carefully study a copy of the draft contract.

We are pleased to answer any questions that you may have, but if you are in any doubt then we would suggest that you seek legal advice. Please be reminded that where more than one person is stated on the the tenancy agreement, the agreement then becomes a joint one, consequently the responsibility for payment of all rent and any possible damages to the property or other liabilities falling upon the tenants during the tenancy, as well as any breach of the Agreement are jointly shared by all tenants until all payments have been made in full. The following clause (9) is quoted from page 2 of our Assured Shorthold Tenancy Agreement Under Part 1 Of The Housing Act 1988:

"The Tenant acknowledges that if more than one person is named on this agreement, then Tenant liability and obligations under this Agreement shall be joint and several between those named".

What type of tenancy agreement would I be entering in to?

PC Properties normally let their professional accommodation on the basis of a minimum 6 month term using an Assured Shorthold Tenancy Agreement Under Part 1 Of The Housing Act 1988, As Amended By The Housing Act 1009.

As stated in answer to the previous question, the tenancy agreement is a joint and several contract, which again means that all tenants are jointly responsible for the payment of all rents and liabilities falling upon the tenants during the tenancy, as well as any breach of the Tenancy Agreement until all payments have been made in full.

Are utility bills included?

The tenants are responsible for payment of Gas, Electricity, and Water service charges.

In addition the tenants are also responsible for the provision and payment of Telephone line connection & rental, T.V. Licence, Sky T.V., and Internet service costs.

Do we have to pay council tax?

Yes, you must inform Sheffield City Council of the start date of your tenancy agreement. PC Properties will provide contact details

Am I required to insure the property?

PC Properties insurance policy provides buildings insurance cover.

We recommend that your insure your personal belongings against theft, loss or damage.

Is Broadband Internet included?

The tenant is responsible for arranging their own broadband/internet service.

Does the property comply with current regulations?

All properties are checked annually and the appropriate certificates are issued, namely; Landlords Gas Safety Certificate.

Where a full LD2 Grade A Fire Alarm system is installed, an inspection certificate is provided annually, together with an emergency lighting certificate if appropriate.

A full inspection of the electrical system is inspected and certified every 5 years.

The household furniture & furnishings are compliant with Fire Safety Regulation Act 1988. An Energy Performance Certificate (EPC) is mandatory from the 1st October 2008 and is available for inspection.

What is included in the property?

Generally, each bedroom contains a bed (usually a double), wardrobe, chest of drawers. The lounge will have sofas and dining table & chairs.The kitchen provides electric cooker/hob, fridge/freezer, washing machine with integral dryer and microwave.

Please note that the inventory of contents may vary from property to property.

Cooking utensils, crockery, cutlery, kettles, toasters, waste bins, mops, buckets, cleaning materials and bedding are not provided.

What fire prevention facilities does the property have?

All properties are fitted with a fully integrated smoke alarm system covering all required zones within the apartment, together with a heat detector to the kitchen and carbon monoxide detector. The fire alarm system also extends to the communal hall, stairs and landings of property where relevant. The kitchen is also provided with a dry powder extinguisher and fire blanket. Fire extinguishers are provided to entrance halls, and landings where appropriate.

Will the property be cleaned before I move in?

All apartments are thoroughly and professionally cleaned throughout including carpets and upholstery.

What happens once the tenancy term has expired?

PC Properties will contact you at least 2 months before the expiry of your contractual tenancy term. We request that you either confirm that you do not wish to renew your tenancy after it has expired, or that you would like to enter in to a further contractual agreement, or you may opt to continue your tenancy on a month to month roll over basis. If you decide to continue your tenancy on the latter basis, then either party must give notice that they wish to terminate their tenancy by giving one months notice from the anniversary date of their rent due date.

O.k, we understand the above, we wish to take the apartment and sign contracts - what next?

To reserve the property you must make an appointment to visit PC Properties offices to sign the contract, provide a refundable deposit and complete a tenant details form.

In accordance with Government legislation, we are required to request proof of identity in the form of a passport or driving licence with birth certificate. A photo copy will be taken and held on file for the duration of your tenancy.

Please note that contract signing must be completed within 5 working days from your request to reserve the property, otherwise we will re-advertise the property for let.

All tenants must be present at the signing and they must provide the following payments:

- Refundable Deposit = £ equivalent to one months rent (payable by bank transfer, card, cheque or cash)
- First Months Rent to be paid in cash, cheque or direct bank transfer
- Monthly rental payments may be made by setting up a standing order with your bank.

Note: Your refundable deposit will be protected and lodged with a Government approved deposit scheme provider - The Deposit Protection Service Ltd (DPS). Once the DPS have received your deposit, you will be sent confirmation that PC Properties have registered and transferred your deposit to the DPS. You will then be required to access your on-line account and set up a password.

Do you carry out credit reference checks?

A credit reference check will be carried out via an authorised agency.

Please note that the tenancy agreement may only be completed and agreed subject to a satisfactory credit reference.
